Challenges & Solutions
The Challenge: This Lyons property, located in a snow-prone and high-elevation area, needed a complete roofing upgrade that would provide both performance and long-term protection. The existing system lacked adequate insulation, ventilation, and structural support for Colorado’s demanding winters. With roof pitches ranging from 5/12 to 1/12, the project called for custom flashing, slope transitions, and weather mitigation.
The Solution: Schroeder Roofing removed the old shingle roof and installed a 24-gauge standing seam metal system in Smoke House Bronze, complete with custom flashing details, high-temp ice and water shield, and a full ridge vent system. A SnoGem snow retention system was installed on all eaves to prevent dangerous snow shedding. Though the homeowner opted out of the Crossvent system, Schroeder Roofing still added two layers of 1.5″ ISO insulation, reinforced with perimeter framing and OSB for proper support. The project was finished with new 6” seamless gutters and 3”x4” downspouts for optimal drainage.
