The Challenge:
This historic Sterling property presented multiple roofing challenges that required expert problem-solving. The main house featured a complex roof design with varying pitches—steep 9/12 sections, moderate 4/12 areas, and flat sections requiring modified materials—totaling 14.77 squares. The existing wall flashing was improperly installed with exposed counter flashing over the siding, creating potential leak points that relied on deteriorating caulk. The chimney suffered from similar flashing deficiencies and needed masonry attention. Additionally, neither the house nor the detached garage had adequate ventilation to meet current building codes. The homeowner needed a comprehensive solution through their Farmers Insurance claim that would address these structural deficiencies while providing long-term storm protection.
The Solution:
Schroeder Roofing coordinated directly with Farmers Insurance to secure approval for a complete roofing system that addressed both the storm damage and underlying structural issues. We performed full tear-offs on both the main house and detached garage, installing premium Malarkey Vista AR Class 4 impact-resistant shingles designed for Colorado’s hail-prone climate. Our team doubled the house’s exhaust ventilation from four to six static slant back vents to achieve code compliance, and installed two vents on the garage. We properly reflashed the chimney using correct techniques instead of relying on exposed counter flashing and caulk. The satellite dish was carefully detached and reset to maintain the homeowner’s services. For the complex flat roof sections (1.15 squares), we utilized appropriate modified roofing materials to ensure proper waterproofing. The detached garage received matching materials and installation standards, creating a cohesive appearance across the entire property while delivering maximum protection against Colorado’s severe weather.
