Understanding Your Homeowner's Policy

Most homeowner's insurance policies in Colorado cover roof damage caused by hail, wind, and other sudden weather events. Whether your policy pays out depends on the cause of damage and the type of coverage you carry.

  • Policies with Replacement Cost Value (RCV) coverage pay to replace your roof with materials of like kind and quality, minus your deductible.
  • Policies with Actual Cash Value (ACV) coverage pay only the depreciated value of your roof at the time of the storm, which can leave a significant gap between what insurance pays and what the repair actually costs.

Colorado homeowners can also add Code Coverage to address current building code requirements. Without it, you may be responsible for the cost of bringing your roof up to code even when the storm itself is covered.

Schroeder Roofing handles your claim from the first inspection through the final payment. Here is what to expect:

STEP 1

Free Roof Inspection

We inspect your roof at no cost and document hail or wind damage with photos and notes. If the damage does not warrant a claim, we tell you before you file.

STEP 2

File Your Claim

Once we confirm claimable damage, we help you start the claim with your insurance company. Most Colorado policies have filing deadlines, so we move quickly.

STEP 3

Meet the Adjustor

Our team meets your insurance adjuster on site during their inspection. Adjusters use Xactimate software, and having an experienced contractor present helps ensure nothing is missed.

STEP 4

Review the Estimate

We review the Xactimate estimate line by line. If anything is undervalued or missing, we prepare a supplement and submit it to your insurer before work begins.

STEP 5

Complete the Work

Once approved, we schedule and complete your replacement or repair. We submit the final invoice so your insurer can release any held depreciation back to you.

SUPPLEMENTAL ESTIMATES

What if the Adjustor Misses Damage?

It happens. Insurance adjusters work for the insurance company, and a missed line item on the Xactimate estimate means you could receive less than your repair actually costs. Schroeder Roofing has reviewed thousands of adjuster estimates across Northern Colorado, and we know what a complete storm damage scope looks like.

If your adjuster's estimate is incomplete, we prepare a supplemental estimate with photos, measurements, and line item pricing, then submit it directly to your insurer. Supplements are a standard part of the process. They do not require you to hire a public adjuster or an attorney.

You are not required to accept the first estimate your insurance company sends. Working with a certified contractor who knows the Xactimate system is the most reliable way to make sure your claim reflects the full scope of your damage.
